I've finally decided to get more active with my RE investing endeavors and make quality connections with people in this community, through meet ups, discussion forums, and mastermind groups. 

I planned on getting a quality home inspection.

The outstanding issue is whether the height on that top stair can be fixed without a trip hazard. 

This agreement does not prevent you from making a passive investment in any publicly traded securities so long as such investment does not confer upon you or any entity that controls you, is controlled by you, or is under your common control of 5% or more of the outstanding securities of any such entity as described above.

One thing you can do is to check out the contractor's other ADU builds, you can see the quality as well as ask for permit and final approvals of those projects to verify.Good luck!

You can name whatever price you want, but unless people are willing to pay it then you’ll be out of luck.Also, careful about charging too high a price relative to properties at a similar quality level and area.

Message them- and see who manages their properties and how they would rate the quality of services.

For a quality job make sure you are aware of how much base gravel they will install (usually 3-4 inches), what they will put in for a "binder" or "first course" (1 1/2 inches - 2 inches) and a "top" coat or second course (1 inch).

Maybe I should pick a market that isn't mentioned very much on any forums or discussions and just find a quality rental.
