Now I am living in a fixer upper and once done will refi and move to make this a rental.

If there are similar units WITH a kitchen, just without the outdoor space, then it might be worth considering a move or a tough conversation with the landlord.

As a separate option, why don't you look into moving your retirement account(s) into a self directed IRA account (SDIRA) ?
