They were supposed to give notice when away for more than 5 days.In the same text thread, they’ve notified me of water hammering when the toilet flushes and that the shower head leaks and with hammering.How would you address or Handle this?

My Concern is there is clear proof that the first floor ceiling had a 4 x6 ft repair as Seller claims is from AC Blower replacement causing issues.The last Home inspection cleared the Townhome had no moisture in a couple of places where previous inspector suggested wet spots because of poor job (ethernet cable from exterior to a bedroom) and HOA related issue.This townhome also has various sink rust related leaks and caulk based fixes.

He advised that at one time the property had water leaks but now the entire roof has been replaced.

(For example - it turns out that the property manager blamed the tenants on one side throughout the period that they did not pay because of the COVID but they presented receipts to the new property manager).The PM did not repair small ongoing damage that became big problems like a hole in the ceiling as a result of a leak that was before I replaced the roof.The other side of the duplex was under a Section 8 contract and the PM ignored the inspections that needed to be done and now they are canceling the contract with me.A hot water boiler repair was needed and the PM did not answer the tenant for more than two weeks until finally the tenant had to rent a hotel room to shower her baby with hot water ... etc.The money from the rent was supposed to go into a trust account but it turns out that was not the case and she mixed the money with her private accounts.

It results in cheaper fridges, less potential for water leaks, and of course never needing to be concerned about the ice maker not working.Some may think these are maybe low rent units and many of our units are in a C/C+ area, but even our STR units that rent for $8k/month and our units in a B+ area that rent for $3700 to $3800/month do not have ice makers or even the ability to have an ice maker.Seeing that they have an ice maker, I agree with the posts of determine what the cost is and then proceed to make the decision.

We replace filters, clean off the A/C compressors, check for leaks, etc.
