Hard Tenants - Rental Inspection

Hi there, 

I'm being put as the manager for my parent's rental property for a various array of reasons. I've always suggested that they needed to have inspections, as these tenants are doing their best to shred this property, and we can't get them out right now. Curious if it's even possible to incorporate rental inspection, and if that's an addendum to the original lease that needs to happen, or if it's less formal than that. Thanks for any help, I'd really appreciate it. :)

You can certainly do inspections. We do them as part of our preventative maintenance. We replace filters, clean off the A/C compressors, check for leaks, etc. But we also check on the condition of the property and look for unauthorized guests or pets. So it serves a dual purpose. It would be wise to put it in your lease, but I don't think it needs to be there (fair warning, I am not an attorney). You do need to give notice though of course.
