I fully expect to return their entire security deposit when they move out - they're ideal tenants that I hate to see leaving (800+ credit score, pay their rent a full week ahead of due date, keep the place immaculate, etc.).

When it's time, I put the seller in touch with the title company, and tell them to get their survey et.c to title.If the T/B doesn't close, it doesn't mean much to us, although we'd normally just reload the house, but ideally the T/B will close.
