I think this would be an ideal situation if I could get into this condo (with my business partner) under a lease option contract.

I fully expect to return their entire security deposit when they move out - they're ideal tenants that I hate to see leaving (800+ credit score, pay their rent a full week ahead of due date, keep the place immaculate, etc.).

Btw, my completely unbiased opinion is that Northern California would be the ideal place to host the event. :-)

When it's time, I put the seller in touch with the title company, and tell them to get their survey et.c to title.If the T/B doesn't close, it doesn't mean much to us, although we'd normally just reload the house, but ideally the T/B will close.

I understand that the uncertainty is not ideal, but it is the best motivator you can get to get yourself started in new venture.

I'm talking in an ideal world, where the tenant has left the unit reasonably clean and there are no outstanding maintenance issues...Do you paint?
