Tenant move-out - buying w/d from them

I have a tenant moving out in a few months, and I've been discussing buying the w/d unit they bought less than a year ago for the apartment from them. I want to keep it b/c it's a top of the line Energy Star appliance and one of the few models that fits in the weird little alcove off the kitchen. I'm sure I can rent the apartment for more money with it in there than without it. We've agreed on a price, and I suggested that we deduct it from the security deposit when they move out. My tenant has asked if she can deduct it from the final month's rent. Does it make a difference which way I do it? I fully expect to return their entire security deposit when they move out - they're ideal tenants that I hate to see leaving (800+ credit score, pay their rent a full week ahead of due date, keep the place immaculate, etc.).
