Friends, fellow house hackers, and landlords, what tips do you have for this green landlord in taking this huge responsibility?

Now that said- I had lots and lots of years in finding, putting under contract, doing due diligence and operating rental property so I was not by any stretch of the imagination green. 

As a start, J Scott's Book on Flipping Houses, David Green's Long Distance Real Estate Investing book, and a lot of time spent looking at pictures of other people's rehab projects (on Deal Diaries here, or Instagram, or wherever).

They have been rehabbed and renovated, and you know what, they looked pretty nice and not cheap either.I am pretty green in rental property investment and wondering is it ok to invest in these sort of old buildings and would I be able to hold them for long term cash flow purpose?

@Ali Musliwala if you’re following David Greene’s advice on out of state investing you’d actually want your agent and property manager to be different, in order to facilitate checks and balances.
