linoleum vs laminate flooring

Hello, I just purchased a fourplex in Killeen, TX. Pulled the trigger after listening to all the podcasts and books. Have to thank Brandon Turner and David Greene to give me the encouragement.

So one of the units is empty and has carpeting that’s very bad. So which flooring should I go with? I’m new so wanted to hear thoughts of linoleum vs laminate flooring. I’ve had two people give me answers for each.

I prefer quality laminate, Vinyl plank is even better since it is water roof. Neither damage as easily a linoleum.
