What are the comparables caps in the area?  

I roughly calculated that It would take around $5 grants compared to the $3000 the other was going to take.

I have the connections to search the title of the property, list the property, do comparables on the property, and also know which contractors to contact.How do I find an investor who does not have the time but is willing to put up the money?

I shopped around and called several title companies to inquire about their attorney contract prep fees, compared reviews and ultimately found the one I have.

I agree with @James Green that PG county offers some very good opportunities when compared to the DC metro area at large.
