Would moving to a propety management company that has more flexibility for "showings"  than realtor would be better option?

I'm new to the REI game as well looking to BRRRR my way to financial flexibility and ultimately freedom from the 9-5.  

I recently acquired my real estate sales agent license, solely for the purpose of being closer to negotiations and to have more pricing flexibility during purchases as I can use my 3% as a bargaining chip.

As for year build we are not dead-set on buying something super new so we're flexible there. 

I've currently shifted my day job time to a consulting business that will be flexible over this time period, thus the impetus to declare this goal.
