Call local landlords and ask if you can take them out to lunch (non BP perspective) this is good as these are usually the older non Tec savvy investors4.

Personally, I wouldn't invest w/ a first-time lead who has no "skin in the game", and prefer that even seasoned deal sponsors have aligned interests via their equity investment.

I drove an older but decnt truck, ate well but cheaply etc.....Not sure what the labor market is in your area, but around here, small town WI but touristy and industrial, employers are BEGGING for more workers at $10-15 hour plus.
