Getting started in Atlanta!
New to Real Estate investing, although have always wanted to get involved in some capacity but now am serious about truly getting started. Recently been reading books such as Rich Dad Poor Dad which I am sure you guys are familiar with.
My interests are around wholesaling and direct mail for quick cash, and eventually rental properties for passive income. I, as most do, want to gain financial freedom. Also, when good flip deals arise would love to take advantage of those opps too.
I currently work as a software salesman and have been in sales for about 7 years, but ultimately do not want to work for someone else until I am 60. I'm 30 years old and am in the process of purchasing my first home (a SFH) as a primary residence in Atlanta and am seriously ready.
My biggest challenge is obviously where to start. Where is the first deal, and what type of deal should it be. I would love to buy a rental property with a good cap rate, but they are tough to find. Should I go for a wholesale deal by beginning a direct mail campaign, etc etc?
Right now I am in the process of learning, doing research, reading, attending webinars and just sponging information. I am hoping to do my first deal within the next 3-4 months.
Looking forward to meeting other investors and definitely anyone in the Atlanta area. I will probably be joining the GA REIA as well. Any advice on taking that step for a first deal or what is the best way to actually get started?

welcome Matt! I am new to real estate investing as well, bought my first rental Nov 15, and found out last night it looks like I have a flip under contract. I don't know if you listen to the podcast but there us so much great info there. I found bp Feb 2015 and listened to all the podcasts until I was caught up and now I wait anxiously for Thursdays to get here. Anyway my point was this last podcast was great, a few tims the focus was about imperfect action instead of perfect planning. I think you just have to jump in if the numbers make sense.
The catch is, how do you really know if the numbers make sense if you've never done a deal lol. Learn all you can from bp, then take the leap and progress wth every deal!
I'm also in atlanta by the way.
