The answers could vary widely based on individuals and I believe you already know the standard "answer", so if you could clarify, I think you could get more specific answers. :)

I've probably called 15 today from a list an agent at my office gave me (I'm working the realtor angle with ears open for a deal), and 90% of the addresses I searched were also on zillow. 

I just have some single wide trailers and 1 small house at the moment.

Was looking more at it from the angle of what does it say about the market or the economy that so few people can afford 20% down.  

The house is in decent condition, it was a hoarders house and mostly just needs a lot of cleaning, paint and landscaping and an electrical box.The margins aren't wide enough for me to offer him any more than 90k but I was thinking of suggesting a creative solution such as the following.
