Not quite a wholesale

I have worked in property management for about 10 years now.  5 of those I have been a landlord myself.  I have not been in a position to buy property or deals for the last few years but have come across a few that were really sweet based on my relationships.  without putting a property under contract, is there a way to get paid for the introduction to a deal?  Would it be a finders fee? How would i structure this and when would i get paid on the deal?  Or am i just a good guy helping those around me, in essence working those angles for the cosmic karma?
