It's probably more simple to BRRRR an asset that is valued based on income than it is to do it with a single family home honestly.

Like any rental purchase, just make sure to do your neighborhood research, and I suggest being more hands on with the contractors that you hire if flipping in the beloit area.

With 200 units, at least a portion of those will want to buy in the next 5 years.If the area really builds up as a result of increased residential units, you will have a good investment on your hands. 

It can be as simple as a form letter in the mail or attached to the door. 

On the other hand, you have utilities listed, which hopefully your tenants would be paying.
