We have approached the sellers to hopefully have them file the use permit (Their realtor has been tough to communicate with - delayed responses and vague - and it appears that the sellers don't want to have to file any paperwork), so that it can be updated and we can close, but not sure if anyone else has run into this issue.

Some other routes to explore are seller financing or using a loan that allows for part of your downpayment to come from "gifted funds".

But I can tell you Sedalia is a very oil driven manufacturing center between caterpillar, Waterloo, Maxion, and Gardner Denver I would definitely expect housing demands to increase over the next several years because of Trumps policies.

I'd also demand co-signers (parents, most likely), in case things go south you'll have someone with money who is collectible.2) There must be a plan for common area upkeep - kitchen and bathrooms get dirty fast.3) Competition around schools where I'm at is stiff.
