Investing in student housing...good idea? If so, where and what criteria to use?!

Hello! I'm  posting this in Indianapolis but it could apply to any college/university town.

There may be lots out there already on this but I haven't run across it yet.

I'm new to investing and one thing that appeals to me is student housing, and perhaps doing rehabs and creatively finding existing deals to transform into student housing.
