That's from a purely objective standpoint. 

My friend can be in and out of the houses in 4-5 weeks and even if I make less per house I will make more per year due to vol.If you're purely a money partner, why don't you loan him the money and keep a first-lien position on the property as a lender?  

Unless it was just a totally pure labor job, I would not post an ad asking for bids on certain type of work.

That's also assume $100 of pure profit, per month from each door.$103,261 would be the max purchase price assuming no other repairs are necessary.$135K is too high for my liking.

Having said that - AZ, TX, CO, NV, WA and UT are on top of my list.And then there is NM, ND and MT that are pure oil-plays. 

I am just talking about the pure question of what return there should be.

Besides this, most of the changes are purely cosmetic to the house - removing wallpaper, replacing carpet, sanding hardwood floors, replacing bathroom tub and vanity. 

Pure BRRRR where all the money comes out again happen, but not all the time.
