It's not a matter of claiming back tax, but a matter of having eyes-wide open when you set-up your ownership structure.Again, what works for us and what works for you, may not be the best solution for the OP.

I ended up calling Royal Legal Solutions (podcast guest #109 on asset protection). 

So far working good but not a perfect or scaleble solution. 

I know it's all about solutions when trying to help a seller get motivated so maybe I should just try and find out the story on owner/property first?

@Jason Turo I have used pretty much any lock out there and must say Lockstate currently beats all products on the market and is the first smart wifi lock or product for that matter, that got officially promoted and supported by Airbnb, VRBO and the channel management solutions such as Beds24.I use Lockstate in all our rentals in Germany, Tuscany, and the USA.

not that I know if - landlords that want to work with us as a short term vacancy solution send us their availability and then we can quote their property - this is mainly for apartments - single family houses and condos utilize chbo, which is a good company - I know the owners directly 

I went with Easy Storage Solutions and could not be happier at this point.
