Wouldn't a joint venture agreement between seller and "wholesale exit/contract assign strategist" cover any "brokering without a LIC" insinuations?

They have all kinds of books that break down specifically how to do everything from applying joint compound, or laying tile, or even proper demo techniques.  

My accountant does not feel partnership is an issue as it is an individual deal and we have different accounts with the same 3rd parties we use and did not setup joint accounts (such as servicing does not have its own account).The legal side of it is if your JV is not titled in both and if your partner is not accredited, and they are passive only you have to make sure you have your i's dotted and t's crossed.

If I project where the hockey puck is going, it doesn't bode well for $1m in assets.btw, here in the San Francisco, they now have robotic coffee shops and burger joints. 

Knee Jerk reaction is to fire them immediately, and understandably. for me personally I have had great success with what I call  "Street love" Here is an example  of how I work.
