The two PM companies are using Appfolio software and I have heard the bookkeeping features are pretty good, as long as they are good at inputing and using the tools.

As far as books, I did read the book on rental property investing by @Brandon Turner although it is about rental properties I believe this book contains tons of invaluable information that can be used in other avenues of investing as well as get a good understanding of the number needed to be successful as a real estate investor.

@Prash Manohar I wouldn't say I'm bullish, but I do own properties out there bought prior to the Tesla announcement (now the numbers don't work for me personally) because how could a house worth $165k NOT go up in value.

Don't rely on Zillow or Roofstock or any other website, but definitely use those types of websites as a tool.
