It seemed like the simplest way to get started in this area by taking advantage of an FHA loan, with a ready to go rental and a home that could benefit greatly from forced appreciation How did you find this deal and how did you negotiate it?

The outside looks fantastic.My wife and I are almost ready to make an offer on a home in a historic business district and we think we're going to use the age as an advantage.

Take advantage of them! 

MFH advantages:  1)  Cost per unit will tend to be lower.  2)  Can become a house hack if tenants move out or right from the start if you're lucky.  3)  Can be part of the 4-3-2-1 Lumberjack Landlord strategy.  

Hello fellow BP members - My "unfair advantage," has come along and I was left a chunk of money after a family member unfortunately passed away. 

If it happens near you will you pivot your business to take advantage of it?

And diving right into OPM's could leave me at risk of people who are veterans in the industry taking advantage of me. 

The contractor was delayed, I couldn't get anyone out because of corona fear, the property manager that I hired took advantage of us & charged us for things they didn't fix, the tenant called the city and they revoked our rental permit, & we had a low appraisal.

If there is some reason or advantage to doing it as a credit, understanding why is key to solving that problem. 

I am looking to use the BRRRR method, but also take advantage of the FHA loan and house hack.
