It should be a bed/bath type, which typically has a pin hole on the outside through which a "key" for that type of door is something you should have in your landlord tool kit.

@Dave Foster That would be quite a loop hole -- investor utilizes the 1031 route, legally evade taxes, but refinance new purchase and get the cash out anyway.

But you can use CPVC and PEX following proper manufacturing installation instructions.Thing about PEX and CPVC, you don't have to worry about getting pin hole leaks like you do with copper or galvanized steel pipes and installation is easier.PVC is fine was waste water and drain situations.

The downside monetary wise to selling is that if I report a high gains on my income I will be told I made too much money by the government and need to pay more of my student loans back right now increasing my monthly payments to the government black hole and lose that investment profit and equity leverage I had before I sold.
