Regular Checkins on Property

Hi All,

I recently had new tenants that we have had a bunch of accidents that is equally of no fault to either party but have escalated that I now have a bad rapport with them.

1st incident- They lock the bedroom door after two months of living there and claim they thought they had a key.  They did not tell me till after 3 days the door was locked and my recommendation was to call a locksmith-  I was very clear on the keys that were given and that door had none.

2nd- The apartment floods- I was not notified till after 24 hours-  It took about 1.5 months from drying to demolition to reinstalling the whole kitchen.  During this time they told me they would sue and want to be fully compensated.  They also called the health department on me- I was very clear on how long this process would take and what events had lined up.

During this time I find that the tenants are barely there but they moved to the location so that their 17yr old kid can go to school in the area.  

In random visits, while redoing the kitchen I find that they leave their trash on the floor, soda spill on new cabinents, paper towel in the toilet and the kid is smoking weed in the house.

Is it fair that i check my unit at least 2x a month with a 24-hour notice?  Is there anything that would refrain me from checking every day if I gave them advanced notice?  At this point I rather they leave then stay any longer.  It has not been pleasant for any of us.

You could try and give them a mutual lease termination option.. let them know in writing that you will not be renewing their lease when it comes up. that you would be open to early termination without penalty with a 30 day notice, anytime during the coming months.  so they know now they don't have option of living there for next school year for their kid. 

Other than that let them know paper towels in toilet is wrong and they will be responsible for service if needed.

I would have put my foot down on the flood

pay close attention,, don't over do inspections..
