Nepa is mainly a cash flow play, similar to upstate New York so I would not expect much (if any) natural appreciation beyond what we are seeing now due to low inventory and the current interest rate environment.

I think much of our SW Florida market is being driven by Covid concerns and effects: I'm working with a number of buyers looking to leave the more densely populated areas like New York, New Jersey and Miami, but people are also realizing they can work remotely from anywhere and don't need to live near their job.

My next favorite strategy would be (college or not) buy a duplex/triple/quadplex, live in the crappiest/smallest unit, rent out the rest (or whatever could be rented while rehabbing), get the whole thing nice and stabilized, move and do it again.
