I'm drawing out some sketches for a site plan and am curious to know what a couple of basic footprints would be (roughly) for an 18 unit and a 24 unit apartment building. Both 3 story, exterior stairs...

What is physically possible?

While I cannot speak to commercial construction specifically, at least in the residential world it is far cheaper to do significant renovations to a badly damaged property than it is to build new in Colorado Springs.

My primary is 115 years old and one of the others had some previous damage, so they only bond the treatment on those, but not a bad price at all.

The security deposit is barely enough to cover late rent & damage.

You can be doing real damage to other people with unethical behavior like this.

They always bring a furnace filter, etc to ensure that gets changed and it helps make sure there isn't any big ticket items being ignored or damage being done.  

So i'm looking to hold physical asset REITs for a very long time and believe they will recover to pre-crash value over time.

@Nathan Mount You’re able to walk through a property physically in Chicago?

I paid $84K cash for the property and will use cash for the construction costs, so I have no capital costs.The property and both units has significant physical distress due to neglect from the previous landlord.
