Hi , Hope that everyone is doing well and staying healthy.

For those of you that own rental properties, How often you do a property inspection and how or who do it?

Do you hire a Professional Home Inspector or do it yourself?

Do you have schedule preventive maintenance done?

@Reinaldo Lopez we do them twice a year and combine them with basic maintenance. Once before winter and after most of the leaves have fallen. Then once post winter. Our handyman for us and some specialty contractors for certain things. Basics of what we do:

Electrical Check: Breakers, spot check outlets, check GFCI outlets, turn on/off lights, check smoke/CO detector. 

Furnace Maintenance: Once a year done by a HVAC tech. We are currently training out handyman to take on this task and learn basic furnace and boiler maintenance. Change furnace filter each visit twice a year and check to see if tenants appear to be changing them. Filters get billed to tenants. 

Plumbing Check: Run water in all faucets ensure draining properly and no leaks. Use small drain tool to remove hair from tub and bathroom sink drains. Dye test toilets to check for running/leaky toilets. 

General: Check peeling paint, check for water spots on ceilings, etc. 

Roof: Once a year after leaves have fallen. Check roof for damage and clear gutters. 

Exterior: Check the outside of the building for any water accumulation, assure gutters connected properly, exterior lights are still functioning if motion activated, no graffiti/trash accumulation, etc. 

Basement: Inspect beams and other items for wood destroying pests, check foundation walls for mold, look for evidence of sewer backups, check emergency lighting through common areas, check water tanks. 

There's a bunch of other stuff and the list looks long but it really only takes 15-30 minutes to go through each apartment.
