I'm not a big fan of post cards, Val pak, etc like the other folks mentioned..... since we are in a needs driven business, remember, the 4 D's:  Divorce, Death, Dislocation, & Disaster.

I got into a triplex now 4plex back in 2012 with an FHA loan and it now pays double the mortgage (piti) so I'm definitely a fan of the plan if you can make it happen.

Was hoping for a Packers Patriots Super Bowl as those are the fans that travel but should be fine w Seattle New England.

I am not a fan of single condo units as investments . 

Once you are confident in going it along, you cut the mentor lose and keep him in your back pocket whenever you need to call upon expertise.As for the guru courses, I am not a fan.

I'm generally not a fan of anyone who would be so transient that they would want to just rent a place for a couple of months, so just on its face, I wouldn't allow subletting to someone who claimed they'd just want to stay there for the summer.
