Albany is growing around nano tech and a tech park too that has a 20yr. tax incentive.  

The up and coming areas are cedar park and Leander where they've just opened a Costco.

Assuming foundation/electrical/roofing is okay, could anyone give a ball-park estimate on the cost of repairs?

I am currently focusing my time and energy learning more about buy and hold properties (including leasing options) and mobile home parks options, both in my area and all over the United States.

Also there is a light pole over the parking area that the electric is paid for by the owner.Owners are out of state and seem motivated.Over all the neighborhood is nicer, but right next door there is another 4-plex (studio apartments) that is in very rough shape (sold 2 years ago for $45,000).I'm estimating expenses as:8% vacancy8% Maint & Repairs10% Property Mgmt (though I'll do this myself)$950 yearly taxes$613 insurance (I'm estimating that using this calculation = Purchase Price / 1000 * 3.5), but the result seems a little low to me, can't remember where I found that formula, perhaps here on BP?

If they are at least playing in your ball park (price wise) move forward with more research, finding buyers in the area, etc.Generally, these types of leads for me turn to nothing because I am indeed offering very low - lower than normal because I don't know the area and I have to be extra conservative.

Towards New Holland...I went to school in West Chester...probably about 35-40 minutes from French Creek Park.
