We provide our personal golf cart to guests staying at our STR and it has been a hit and sets us apart from others.

These tenants are so big that obviously you aren't going to get a personal guarantee out of them, but they're also such a safe bet that it's not seen as a big deal.In the smaller range of 3-5 year leases and small businesses, you don't see a lot of NNN, and you see more personal guarantees for the first term of the lease.

I’m a very direct but also analytical person so i be sure to ask all the tough questions up front because i don’t like bad surprises.

Given these factors, should I consider renting to this person? 

Why wouldn't you just install 1 of these units in units 2 and 3, and they buy what you want for your personal use?

At this time, you might come out ahead using a hard money lender who does not charge a pre-payment penalty.

I have someone who has a house they would like to sell but unfortunately they dont have the money to make the fixes needed to get premium for it.
