Investment Info:

Condo fix & flip investment in Mexico City.

Purchase price: $75,000
Cash invested: $50,000
Sale price: $171,250

Bought a condo in Mexico City (Condesa), flip it and invest to get it Short term rental ready, sell it as a business, with earnings around 2,000 monthly.

What made you interested in investing in this type of deal?

I want to be a full time investor in real state and being an architect really helps in the rehab process

How did you find this deal and how did you negotiate it?

I drive for a dollar, actually I walk for a dollar, finding great deals in the hot spots of Mexico City (Condesa and Roma)

How did you finance this deal?

Own money

How did you add value to the deal?

Great design, Airbnb ready, I sold it like a business that earns 2,000 monthly, a win win

Lessons learned? Challenges?

We did it really fast, lake 3 months but I expect we can do it a lot faster, and taking Mexican earning tax in account, so the value can go higher.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes, with my cousin is a very successful realtor in Mexico City
