This evening i got a phone call from one of the caregivers in the handicap units saying the ceiling caved in. she said she didn't know if i was aware but there was a leak and now the ceiling has fallen.

Asking for a new roof when you can see the shingles are crumbling or water stains inside on the ceiling, they're not going to go for that.

Like Maple however it's a bit harder to get a consistent stained finish or at least you better have people who know what their doing when staining it.Only place I'd ever use Flat paint is on a ceiling.

.  ($4000)3.Second floor hall has missing ceiling, with plaster fallen. ($750)4.The stairs kick plates need painting, the upstairs bathroom needs scrape and painting as there is peeling. ($1000)5.The furnace needs to be inspected for safety and if it is adequate.

The trap under the master tub let go (I realize it was likely coincidental, but likely hastened by the heavy chemicals), the water then ran down 2 stories into the basement, taking out 2 "vintage" plaster ceilings, basement carpet, etc.

Scale of furniture, recessed ceiling cans, crown mold and color choices (including white on window wall to diffuse and taupe on kitchen entry wall to define space) are spot on for high end beach area!

I would have hooked it up on the taller end... but the ceilings are all slanted.. it would have to have a shower hook up like the one in the other bathroom (pictured).
