We are actively looking to build our portfolio.The first house was "move in ready", but soon after our first inspection, we realized that there needed to be a few changes to the house . . . new lighting in the basement, replacing GFCI fixtures, radon mitigation, new carpet, paint, sprinkler system, etc.

They don't cost much.You basically want the house to have good systems (those are expensive to fix) and horrible cosmetic issues (paint, carpet, cheap easy to replace things).
