New flooring

Hey guys, so my wife and I just bought a quadplex here in our market (details will be in a separate post), and one of the four has carpet lying on the concrete slab. The previous landlord took the padding and left the carpet, this tells me some sort of water problem in the past. My home inspection was very thorough and even checked structural to ensure there was no water damage due to this being in the South. 

So I have been pricing out carpeting for this single unit, which would be approx, 900 square feet, and have also looked at hardwood laminate and vinyl laminate. Since these are rental units, I figure I will have to change out carpet every tenant to two tenants (if they stay the full lease). What prices should I be looking for per square foot, for the 900 square feet I have been bid $2100 installed and scotch guarded. 

Any other thoughts on flooring?

Ceramic tile all the way! Easy to install on concrete (as long as it is flat/level, if not you'll need a layer of self leveling concrete).

So what if it gets wet! Its a masonry product and won't hold water. Tile tile tile.
