Without a doubt, there are good opportunities beyond our state's borders - @Shawn Ackerman makes an excellent point - but there are still some great opportunities in your backyard and down in Tucson. 

On top of the traditional same opportunities found in US real estate market, by investing north of the border you get exposure to the Canadian dollar.

In one of my homes it bordered an abandoned alley right of way, and in a home caddy-corner to mine there is a mentally disabled man that roams the city picking up cans with a shopping cart.

I do strongly recommend you sit down with a real estate attorney and accountant with cross-border expertise.

You cant gamble on Appreciation.

We've been analyzing deals and feel that we have a pretty good handle/baseline to analyze a deal instead of feeling like we're gambling.

If the numbers worked I might do lots of things, but I think you are bordering on dangerous if you are talking about using ALL your money (or even most).
