You could send it to me and I will take care of it for you. LOL
I would market to landlords and offer to purchase their tenant-occupied houses in a package deal for cash or by using one mortgage loan for the package. I have purchased cash flowing properties using a commercial loan with 30% down and financed the rest.
Or, buy as many houses you can with that cash in the lower-middle of your market. The cash flow will be excellent with no mortgage, which allows you to save up more money very fast to buy more property. $100 per door is not worth the trouble. You don't need good credit if you have cash.
