I'm noticing there are some really nice cash flow markets in texas, some of which are really close to the Mexican border, though.

Very interested in the Cleveland/Ohio market in addition to a few other cross-border cities closer to Toronto. 

Start by talking to a cross-border CPA and attorney to handle taxes and legal structures properly.

If it's in the restricted zone (within 31 miles of the coast or 62 miles from an international border, you have the choice between using a bank trust and paying the fees mentioned above or using a Mexican corporation and bearing the costs of establishing and maintaining  the corporation.

Based on some of the previous similar threads, it seems that having a good cross-border team is a crucial step in this game.

Specifically, I am interested in learning more about syndications, working with lenders, lawyers, CPAs, and other professionals involved in cross-border real estate deals.

Purchase price: $690,000 Cash invested: $172,500 Took a gamble on a larger single family home in an up and coming master planned community.

Its really a gamble that you have to be prepared for. 

There is a gamble there that the second appraisal comes in at or below the first.
