I bought my first house in MA where I reside, but have had fear of purchasing an income property.

What I've found is 80% of the houses I have bought are from tired landlords or beneficiaries of inherited real estate.

I spent 10 months saving before I bought anything.

@Omar Khan I bought all the properties using a rehab loan from the bank using 20 year amortization 5year arm.

I bought my first deal last year ( a duplex ) which since has been a great investment.

I own a couple rentals in Oklahoma City, currently have four leases, and I’m already wanting to throw my small 3 foot high filing cabinet I bought at Walmart in a burning garbage can...including all contents.  

My wife and I bought the other half of the twinhome we had been living in and moved to the newly puchased side. 

I have a realtor that I bought my primary residence with but other than that I am in need of everyone else involved in the process.

I laughed...pulled out my report from when I bought it 4 years earlier......and their numbers were better than mine !!!

When I bought it, I was planning on being on title 6 months, and then doing a cash out refi for 75% of the appraised value ( and getting back more or less what I will have in it).
