With the fact that you don't have enough data points to determine supply vs. demand and how it equates to value of the basement, I think you'll have a hard time getting him to budge or proving your case.

I don't watch the news...I watch the actual news conference.I read actual reports, and not interpretations.I realize that any economic impact on purchases, business, investments, etc...aren't based on an economic problem, they're based on a temporary medical problem.I firmly believe, the medical problem will be solved in a short enough period of time and will not have any long term major negative impact on the economy.I know that when the "hounds are released", any negatives that might have happened to the economy, will bounce back and head north faster than it went south because of a built up demand...and the fact that this problem wasn't ecomonically based in the first place.

I guess because more than half of all rental properties are owned by "institutional investors" this means people are justified in demanding free housing?

Tampa is a growing market; 200 people a day move here and the demand for housing far exceeds the inventory - which is at historical lows.

The demand will increase for such, making it more lucrative for private lenders to lend more and also (charge) more.

I think the best place to identify this very specific group of owners / landlords would be to reach out to them directly on Airbnb or through the COSSTRA Facebook Group that is comprised of many STR investors.My wife and I have definitely felt some pain with mass cancellations and demand plummeting in the last couple weeks across all of our short term rentals.

I then found out that you can still accept reservations which doesn't surprise me at all because Airbnb makes a profit but I would truly consider creating housing for traveling nurses during this time because they are in such high demand.
