If I can base my business around learning how and where to locate said deals, then later aspirations of fix-and-flipping and/or buying-and-holding will naturally fall into place.Allow me to spend a moment to expand upon my views regarding how I plan to approach this aspect of my business.

Make sure you look at other aspects as well, including the lender's estimates for taxes and insurance.

If you work a full time job and are being charged a reasonable fee it seems like you would be better off letting someone else handle the land lording aspect of your business. 

So that real life experience is defiintely needed.From a social aspect, I was able to learn how to partner with people.

If anyone could help, I’ll greatly appreciate it I’m not too worried about the financing aspect of Real Estate (as I feel like that is the most controlled part of it) so any actionable items/tips for me to start finding and acquiring land/property AS WELL as gather enough information that will make me confident in buying the land.

I'd look at that aspect.

So I have begun to research and read about different investment oppurtunities and I am hoping to learn the different aspects of the real estate market, both through books and the internet.
