Once you sell the property, you have 45 days (out of the total 180 days) to identify a property (i.e. get under contract) and than another 135 days to close the sale, which get's you to the total of 180 days. 

We listed is September 5th and were under contract within 24 hours at $1850 over list price.

Also If I am assigning the contract to an end buyer wouldn't the end buyer have to pay the tax?

I understand the contract part (almost all of it).

I know the type of marketing it requires to be in this game with lead gen tools, mailings and bandit signs, but I was more less confused on what contracts do they use?

Jan Styrczula - I got excited to work with someone and I decided to go ahead before signing clear contracts with a lawyer (just did a letter of intent highlighting the basic terms).

They now fall under the domain of "executory contracts" and have very large consequences for owners and little to no risk for the renters.

Where can I get the purchase and sale agreement contract or any other contracts I can use for wholesaling?
