Best Experience Ever

I've been terrified to actually take the plunge. , I've been studying, watching podcasts, reading everything I can get my hands on but I was still to scared. I've only been concentrating on all the ways I would fail. Recently, I had the opportunity to step in and finish up a rehab that was long overdue. I have a friend on the West Coast who is private lender and he had to foreclose on a property near me. I've been checking up on it since December, 2017. The contractor kept promising 2 months, it would be complete in 2 months and each time that deadline would come and go.In July I'd had enough and asked if I could take over on his behalf, be the quarterback and get this house to the finish line. I had no idea what I was getting into and have never worked so hard and had so much fun at the same time. Within 2 weeks of me showing up everyday the contractor was suddenly finished and left the job site. I had to learn how to do a lot on the fly, I staged the house re worked the front porch and took flowers right out of my own yard to give it some curb appeal. We listed is September 5th and were under contract within 24 hours at $1850 over list price. The biggest lesson I learned was I can do this, I don't need to be terrified I just needed to make the commitment and get it done Doing this was the best teacher because I learned so much more than reading books and watching videos. I learned how to stay within a budget how to select the right finishes for the price point of the house and how to pre-market it when neighbors walk by and stop to talk and every time you're at Home Depot which was right around the corner. Now I have the confidence I've been waiting for, I'm not making any money from this I did it as a favor but things I learned are worth more than money. To anyone who has been too afraid like me I would encourage you to find someone you can help, it will be worth it the end. Experience is always the best teacher.
