How Do I Wholesaling In NJ

Hello everyone, I’ve been a real estate agent for about almost 3 years now and it’s been going very well and I had interest in starting out doing wholesale. I know the type of marketing it requires to be in this game with lead gen tools, mailings and bandit signs, but I was more less confused on what contracts do they use? And where would I add my assign fee? and how can i get my hands on probate list. if anyone can lead me in the direction it would be great thank you!
