hello out there, my name is Dwane  I am new to investing and would like to do some listening   I have been in the North Dakota oil fields for the past four years  I (or my wife) bought our first rental last year  we (or she) also flipped one  we were lucky on both deals.  

Make sure to take a listen to the podcasts when you have the time and head out to one of the local BP meet ups if you can.

Take a look at the Podcasts if you have not already and try and listen to every one you can.

Don't necessarily listen to rentometer or the other person, go find out the right number for yourself

I didn't find out how to do this on my own, I listened to the people that had burned thousands of dollars figuring this out.

I learn very quickly, and have just finished the course on here on biggerpockets.com on the basics of real estate and listened to a couple GREAT podcasts.
