They should be within a half mile and within the same neighborhood.

If this is the only Modular in a thirty mile radius, you might have a problem, regardless how well built it is or is preceived to be.

Bienes, there are listings on the MLS in Pune, HI (southeast corner of the Big Island) on lots the county thinks are empty.In one of my farm areas I know if a house is listed as a 2/1, 800 sq.ft. with a 800 sq.ft. basement when I get there it will be a 4/2 with two non-conforming (i.e., don't have egress windows) bedrooms in the basement.

Just because the comps they sent look good doesn't mean there aren't another half-dozen comps that would indicate a value that's much lower.You need access to all the comps for this property (sold within 3-6 months and within .5 miles of subject property).
