Stock is only down 8% YTD and home prices are flat. 

All of a sudden Bldg Insp said we HAD to have 2 stair cases down plus an egress window to the lower flat roof & then install a fire sprinkler system.

I saw them yesterday at a clinic for a drug screen. 

I dont operate my business out of fear.. and i screen my tenants.. so no.. and im struggling to find the value in your comment, care to elaborate?

You cannot raise rent until they have ended.Next, I don't recommend giving them new term leases, since you didn't screen them and have no idea if they are good tenants.

Buy in good areas, and do a diligent job screening tenants on the front end. 

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool), automated maintenance tracking is key (and having everything in one spot makes a world of difference when it comes time to have a contractor come in and make a repair).
