I definitely wouldn't recommend abusing this; your personal ethics may be compromised if you start using your position to take advantage of people.

Ethically you should have some financial responsibility to take care of your lenders and if you and they don't have any experience, you are setting yourself up to fail with someone else's money. 

If not, it'll give you an idea of their work ethic.

This will allow you to take local MLS trainings, like CMAs, using their MLS software, NAR code of ethics, etc., all skills you'll need regardless of where you hang your license (many brokers may require you have MLS)Some brokers don't have desk or monthly E&OI hope you find what you're looking for, and best of luck on your exam, friend!

My goal is to start wholesaling to fund out-of-state rental investments, and then continue to create my own investment company.And before I get backlash, I know there are a lot of issues with wholesalers working with little to no ethics.  

The point is that when I put my extreme work ethic towards real estate investing, I will eventually establish the ability and freedom to truly live and enjoy more time with family and friends.

You take on more risk driving your car than dealing with a single family home, assuming you deal ethically and legally obeying the rules of the road.
