Remote real estate investing opens up many opportunities that, for millions of people, local investing would not, but as Miller says, you need to do your due diligence.I would add to Miller’s comments that perhaps even more important than the typical due diligence required before purchasing a property is finding someone to work with that you can trust.

I've avoided responding to a lot of the comments, but I do want to repeat the main scenario that's one of the key criteria that would make scraping a painted popcorn ceiling in an old house a passable idea instead of covering with 1/4 in. drywall or replacing completely.In a lot of old houses in my area, the joist bays in the attic are filled with asbestos-contaminated vermiculite.The usual solution for this is to leave it in place and glue the access hatch for an attic like this shut, locking it off from the rest of the house.

As the other commenters mention, you need to understand the NOI and cap rate to determine what a fair price is for this property.
