I've always loved houses and the real estate market but I never thought about it as a career until I started watching HGTV to get some ideas for decorating my new house about 10 years ago and got obsessed with house hunting shows which led to renovation and flipping shows.

It's a good way to scale in my opinion if you are doing it right and watching your numbers.

It's amazing all the BS you have to watch out for as a property owner.I got a letter from an inspector that someone at a property I own had been involved in illegal dumping and I had to pay a $525 fine.I asked the tenants if they knew anything about it and they denied involvement.I tried calling the inspector every day for a month and only got a voicemail.

Learn to meditate, exercise, eat well, spend time with friends and family, read, watch TV, whatever it takes to not burnout and keep going.2) Leverage your existing skills and find a niche.

You could buy a real winner, only to watch it fall apart when the HOA falls apart. 

Even if it hurts your cash flow in the short term, there might be significant value in just sitting back and watching what they do in order to build the confidence to take it over yourself(if that's what you want to do).
