Cheap option: cold call FSBOs; you can just use Zillow directly to find the For Sale By Owner homes, or a 3rd party service like the Red X or Mojo to get FSBO data.

We've used VA's from Upwork to handle our cold calling for us.It works pretty well for managing them as well, as while they're tracking their time, the Upwork app screenshares what they're doing and checks for inactivity.

I recommend cold calling & door knocking, that's where the majority of my deals have come from.
