Then you can mail or cold call or both.Other cheap or free methods are driving for dollars, craigslist, Realtors, FSBO sites, expired listings, foreclosure sites and bandit signs if allowed.If you have the funds you can use billboards, newspaper ads, other offline publications., TV commercials, radio ads, motivated seller websites, SEO, pay per click/adwords, facebook, Linkedin, Youtube, and other forms of online advertising and boosted/promoted social media postings.Bottom line is integrity and consistency.

Cheap option: cold call FSBOs; you can just use Zillow directly to find the For Sale By Owner homes, or a 3rd party service like the Red X or Mojo to get FSBO data.

I'm stepping towards my first deal and I want to be sure I know what to say when I'm cold calling.

We've used VA's from Upwork to handle our cold calling for us.It works pretty well for managing them as well, as while they're tracking their time, the Upwork app screenshares what they're doing and checks for inactivity.

There are services out there that provide qualified distressed seller leads, but ultimately cold calling homeowners is going to give you the best bang for your buck.

We are starting to implement cold calling to expired listings both residential and commercial and was wondering if anyone has a script, or even an opening that they have used that works for this data source.  

Ive mentored a lot of newbie wholesalers who bring me deals they need help on, I send direct mail, I have 2 VA’s that make cold calls.

It also stands up a lot better to cold weather.....

I recommend cold calling & door knocking, that's where the majority of my deals have come from.
